Low-slope commercial roofs rarely announce a problem. Water gets past a seam or a rooftop unit curb, travels sideways across the deck, and shows up inside a building fifty feet from where it entered. By the time a tenant complains, the insulation has usually been wet for months.
Inspect twice a year, and after every major storm
Spring and fall inspections catch the two things that kill commercial roofs: seam separation from thermal cycling, and blocked drains. In Wichita, add an inspection after any significant hail event — membrane bruising is often invisible from the ground and completely obvious from the roof.
The five things that fail first
- Seams and laps, especially on older mechanically-attached membrane
- Flashing at rooftop units, curbs, and parapet walls
- Drains, scuppers, and overflow outlets clogged with debris
- Pipe penetrations where the sealant has aged out
- Areas of ponding water that never drain within 48 hours
Keep the roof clear

When a coating is the smarter spend
If the membrane is intact, the insulation is dry, and the deck is sound, a silicone or acrylic restoration coating can add ten to fifteen years of waterproof service for a fraction of a tear-off — and it can often be done without disrupting operations. If the insulation is saturated, a coating just seals the water in, and a full replacement is the only honest recommendation. We will tell you which situation your building is actually in.
Document everything
